Affordable Housing Project Proposed for Sturgeon Bay

At Spoerl Commercial, we're excited to announce our latest affordable housing project proposal in Sturgeon Bay. Our team is dedicated to addressing the local housing shortage by providing high-quality, affordable living spaces for residents of Door County. The proposed development will be located on city-owned property along North 14th Avenue, and we’re planning to construct three apartment buildings totaling 58 units.

Key Highlights:

  • Unit Variety: The development will offer a mix of one-, two-, and three-bedroom units, catering to different housing needs.
  • Affordable Pricing: We’re committed to keeping rental rates accessible for households earning between 30-80% of Door County’s median income.

Proposed Layout:

  • Phase 1: 38 units total (16 one-bedroom, 15 two-bedroom, and 7 three-bedroom units)
  • Phase 2: 20 units total (10 one-bedroom, 6 two-bedroom, 4 three-bedroom units)

Our team at Spoerl Commercial is working diligently to secure financing for this project through the 9% low-income housing tax credit (LIHTC) offered by the Wisconsin Housing and Economic Development Authority (WHEDA). This funding is essential to move forward, and we anticipate submitting our application by December, with a decision expected in the spring of next year.

We believe this project will make a significant positive impact on the Sturgeon Bay community:

  • Meeting Housing Needs: Providing more affordable housing options for local residents.
  • Economic Growth: Supporting the local economy and creating a sustainable living environment for families and individuals across income levels.
